There is a bike room with lockers and shower facilities and
the property is designed with the latest safety protocols and disease
mitigation measures, including enhanced air filtration upgraded to MERV-15
filters and Ultraviolet Germicidal Irradiation lighting added to each floor’s
HVAC unit.

Newmark’s executive vice chairman Brian Waterman and executive
managing directors Andrew M. Peretz and Brent M. Ozarowski are the exclusive
leasing agents on the property.

“15 Laight is a brand-new product designed for a post-COVID
world which provides a blank slate for firms looking to customize their space
with a modern, efficient and wellness-focused build-out that accommodates the
new world of work,” said Peretz. “One additional major value proposition of the
property is that its location offers users the opportunity to have a major
branding impact in front of millions.”

Jeremy Sedrish, a managing director overseeing the project
at Vanbarton Group, said, “This past year and a half have further reinforced
our long-held belief that there will always be a flight to quality as tenants
search for the best product the market will provide, creating on-brand collaborative
workspaces which can recruit and nurture top talent.

“We see that desire as a major advantage for a future tenant
or tenants, as the property provides a true blank slate allowing a tenant to
customize the space to meet their specific needs and company objectives. 15
Laight’s state-of-the-art design offers a safe and comfortable setting in which
companies can do their work and meet the challenges of tomorrow.”

Architectural firm Gensler designed the redevelopment and
the property is targeting certification by the International WELL Building
Institute for interiors and LEED Silver Certification.

“More so than ever, new developments in our city must be
designed to adapt to changing business needs both in the short and long term,”
said Joseph Lauro, Principal and Managing Director at Gensler. “Our intent with
15 Laight was to create an integrated mixed-use space that welcomes a wide
range of industries, from creative and technology to boutique financial
services, alongside an incredible opportunity for retail and hospitality at the
street level.”
