Done Deals: Combined home closing

Despite the challenges involved in selling a combined apartment, a group of Compass agents found the right buyers appreciative of the space an Upper West Side four-bedroom home (formerly two units) offered, even getting $15,000 above ask.

The seven-room home at 336 West End Avenue #7CD, a prewar co-op, closed for $2,715,000, but it wasn’t an easy sell; the unit spent 215 days on the market. Selling agent was Compass’s Marcy Grau. Representing the buyers were Compass’s Michael J. Franco and his team Miriam Richards and Greg Holzmann.

Prior to the sale, the home was renovated by Mark Stumer of Mojo Stumer Associates to create a large open plan living room and sunken dining area.

On the sale, the agents said the fact that there was enough space for the buyers’ growing family is what sealed the deal, along with the unique layout. On the downside, the fact that the unit was combined meant more work for everyone involved and this delayed the closing by three months.

“In general, one of the biggest issues I find with combinations is the legal status of the apartments,” said Franco. “Unfortunately in my experience this is often not the case because quite often, at least with co-ops, the final letter of completion is inadvertently not obtained by the architect handling the job. Sellers should always ensure their apartment combinations are finalized legally in order to avoid delays in closing. Buyers should always ask the same question when visiting combos as well.”
