DONE DEALS: Taking the long view

Despite some last-minute scrambling after an appraisal came up short, City Connections Realty agent Ray Asis sold a one-bedroom condo in Hell’s Kitchen a week after listing the unit.

Unit 28a at Central Park Place on West 57th Street was what the buyer had been looking for.

“The buyer, who’s been renting in the same building for over the past seven years, was laser focused on purchasing an apartment,” said Asis.

When this high floor unit with Central Park and Hudson River views came up, the renter jumped into the buyer pool.

When the lender’s appraiser valued the unit at $100,000 less than Asis’ $1.85 million asking price, another round of price negotiation had to take place.

“Although I was optimistic, I was also realistic this deal may not happen after all,” said Asis. Thankfully after the dust settled, we all reached an agreeable number and the deal eventually closed.”

The deal closed at $1.75 million.
